Which homes are due

We rank every home by how likely it needs a roof now — weighing storm exposure, recent sales, permit activity, ownership, and the roof material we read off aerial imagery (tile outlasts shingle two-to-one) together. Roof age is one input, not a number we pretend to know exactly: with no re-roof permit we cap it at the material’s real lifespan — an honest ceiling — and homes on an aging original roof with no recent storm re-roof rise to the top.

Ownership changes

New owners are surfaced the moment they take over — the segment most likely to renovate within the first two years.
